Waste collection point design in properties/housing companies – requirements, sizing, and fire safety

A waste collection point is not merely an aesthetic solution; it involves several statutory and practical requirements. It is the responsibility of the property owner and property manager to ensure that waste management is organized in accordance with the Waste Act and local waste management regulations. This article will cover what needs to be considered when designing a waste collection point in a housing company – space requirements, sorting obligations, and fire safety.

A key change in recent years has been the expansion of separate collection obligations. Since 2023, properties with at least five apartments have been required to organize separate collection for several packaging waste types, such as cardboard, plastic, glass, and metal. This has increased the number of collection bins needed at waste collection points and significantly raised space requirements.

At the same time, the functionality and accessibility of the waste collection point are emphasized. Bins must be easily accessible to residents, and waste transportation must flow unimpeded. This directly influences where and how the waste collection point is placed on the property.

The design of a waste collection point must also consider clear sorting and sufficient capacity. As the number of waste fractions grows, a well-structured and logical whole that makes sorting effortless and encourages residents to act correctly becomes crucial.

Fire safety of waste collection points – distances and requirements

Waste collection points always carry a fire safety risk, as waste bins often contain easily flammable materials like cardboard, paper, and plastic. For this reason, special attention is paid to their placement and structures.

The general principle is that the waste collection point is placed sufficiently far from buildings, especially windows and ventilation openings. This prevents a potential fire from spreading to structures. Furthermore, the structure of the waste collection point can significantly influence how well a fire is kept under control.

Traditionally, this has meant increasing safety distances, but modern solutions bring more flexibility to design. Fire-safe Modul waste shelters allow waste collection points to be placed in a space-saving manner without compromising safety.

Fire-safe Modul waste shelter provides flexibility in placement

The VTT-tested fire-safe Modul waste shelter is designed to effectively limit the spread of fire. Thanks to such a solution, under certain conditions, the waste collection point can even be placed directly against the building wall, which is a significant advantage in densely built areas. A fire-safe structure therefore not only increases safety but also expands design possibilities. It facilitates the placement of waste collection points on small plots and enables a functional entity without compromising usability or aesthetics.

Local rescue authorities provide more specific instructions on distances and structural solutions, but it is important to consider fire safety as part of the overall design already at the planning stage, not as a separate additional requirement.

Future requirements should be considered now

Waste management requirements are not decreasing; on the contrary. EU-level targets and national legislation continuously drive towards more precise sorting and higher recycling rates.

This means that waste collection point design should look further into the future. By sizing the space and structure generously enough from the start, later modifications and additional costs can be avoided.

A well-designed waste collection point is not just a solution for today; it is an investment in the property's functionality, safety, and value for the long term.

Why invest in a well-designed waste collection point?

✔ Neater and more presentable yard
A cohesive waste collection solution improves the overall appearance of the property and reduces visual clutter.

✔ Works in all locations
The modular Modul waste shelter is suitable for cramped yards as well as large complexes.

✔ Safe choice
VTT-tested fire-safe versions for all sizes – also allows placement close to the building.

✔ No pest problems
Tight structure keeps rats and birds away.

✔ Durable over time and use
Marine aluminum and C5-M level powder coating ensure a long lifespan.

✔ Easy to install and use
Lightweight construction, clever mechanisms, and functionality even in winter conditions.

✔ Less worry, more savings
Less littering and maintenance needs = lower lifecycle costs.

✔ Domestic quality
Designed and manufactured in Finland for northern conditions.

Property sorting obligations according to the Waste Act

Property Type Mandatory Waste Fractions Additional Information
Single-family homes and small properties - Mixed waste- Bio-waste (or composting) Packaging waste (cardboard, plastic, glass, metal) usually to area collection points. Paper collection is producer responsibility.
Housing companies (≥ 5 apartments) - Mixed waste- Bio-waste- Cardboard- Plastic- Glass- Metal- Paper Obligation applies especially to urban areas (in force from 2023). Requires more bins and a larger waste collection point.
Larger properties and commercial properties - Mixed waste- Bio-waste- Cardboard- Plastic- Glass- Metal- Paper Obligations are determined by waste volumes. Often broader and stricter sorting (e.g., restaurants, shops).
All properties (general requirements) - On-site waste sorting Waste collection point must be accessible, safe, and clearly marked. Also comply with municipal waste management regulations.

Where do Modul waste shelters work best?

Modul waste shelters are widely suitable for various environments, not just the yards of housing companies. They offer a functional and tidy solution for residential, public, and demanding special sites.

In housing companies and residential properties, everyday convenience, tidiness, and clear sorting are emphasized. In commercial and retail properties as well as business areas, durable and presentable solutions are needed that handle large volumes of waste and continuous use.

Modul waste shelters are also excellent for public sites, such as schools, daycares, hospitals, and cemeteries, where a peaceful appearance and a well-maintained overall look are particularly important. Additionally, they work well in tourism and leisure destinations, as well as industrial and logistics areas, where practicality and durability are paramount.

In densely built urban environments, the Modul structure and fire safety allow for the placement of waste collection points even in limited spaces.

One key advantage is the extensive standard color chart, which allows the color of the Modul waste shelter to be chosen to suit the environment. This way, the waste collection point naturally integrates into the architecture – whether it's a modern urban site or a more traditional milieu.
